Getting to know the municipality of New Belgrade

New Belgrade is a very specific area between the two old cores of Belgrade. The municipality of New Belgrade has been subject to intensive urban development since the 1960s.

Initially, the authorities planned it as a new administrative center for Yugoslavia. However, limited funds delayed constructing the proposed cultural, service, and office spaces in the central area, and the focus shifted to housing.

The character of New Belgrade deviated from the original idea by creating the so-called Great Hostel, a community without essential urban services. Since then, Belgrade’s population has more than quintupled, influencing changes within local communities – their structure, needs, and, therefore, spatial identity.

Now, New Belgrade is an entirely different place. Wide boulevards cross it, and there are many high-rise buildings with comfortable apartments and shopping centers here. It is an important business and commercial area of the capital.

The main municipality parts are:

  •  Ušće – literally translated as the confluence of the Danube and Sava rivers. Ušće is the main commercial center of Belgrade. Local and international shops, restaurants, supermarkets, gyms, and cinemas compete for space in this area. Ušće neighborhood has excellent transport links and is only a few minutes walking from Branko’s Bridge.
  • Blocks 21, 22, 23, 24, 26, 28, 29, and 30 – these blocks cover the popular area around the Štark Arena stadium between Mihajlo Pupin and Arsenije III Crnojević boulevards. This area has plenty of parking lots, local shops, and bars on every street. There are also many schools and playgrounds for families here.
  • Blocks 11A, 11B, 11C, 12 – these blocks at Mihajlo Pupin Boulevard have several newly built modern apartments. Close to the banks of the Danube River and within walking distance of Zemun Park, this area is excellent for those who want to buy an apartment in the center of New Belgrade but still have easy access to green spaces.
  • 67A Belville Block (Delta City) – this is a brand new residential and commercial complex, much of which is still under construction. This area is further away from the rest of New Belgrade but has a Delta City shopping center that offers most of the same services as Ušče. There are many parking lots and regular buses and trams to Old Belgrade.

New Belgrade can also offer places to see. The western city gate (locally known as Genex Tower) is one of the most recognizable structures in the city. It resembles the construction of aliens if they participated in the construction boom of New Belgrade.

The Belgrade Museum of Contemporary Art is located there, along with the huge Sava Centar and the Ušče Towers. The Park of Friendship is ample green space along the Danube banks. It hosts The Eternal Flame in memory of civilians who died during bombings in 1999.

Many guidebooks call New Belgrade a soulless concrete prop while ignoring some of the city’s best restaurants and parks. Those who do not dare to visit the Sava River left bank doom themselves to a life without the best Belgrade food. Restaurants such as Durmitor, Ćirilica, and Cosi are some of the best in the city. There is also an entire street dedicated to fast food. If you are looking for real Belgrade, then this is the place.

The municipality also does not enjoy an excellent reputation among the locals. Much of this is due to perceived reputation rather than people’s actual experience. If you are moving to Belgrade and want to be surrounded by a decent standard of living, great restaurants, many cafes, and the best places to walk in the city, New Belgrade is an excellent choice for you.

Serbian real estate market review

The Republic Geodetic Authority of Serbia has published a report on the real estate market in 2021, which shows that the real estate turnover in Serbia has increased by 28% compared to the previous period.

The turnover of the real estate market in Serbia is as much as EUR 6.1 billion.

Average housing construction price has risen by 10% compared to last year, and new construction price – by 9%. In addition to apartments, all real estate has increased in price, which corresponds to the global trend. The crisis caused by the pandemic negatively affect the real estate market, and also expanded it.

Apartments bought with a loan are 34% of the total turnover, which is also one percent more than in the previous year.

The most popular were apartments in Belgrade, in old and new buildings in all municipalities. However, owners sold many apartments in other large cities, such as Niš, Novi Sad, Subotica, and Kragujevac.

The most expensive apartment in Serbia in 2021 was EUR 1,870,000. It was an apartment in the New Belgrade municipality with an area of 400 square meters. However, an apartment in Belgrade Waterfront in the Savski Venac municipality had the most expensive price per square meter – EUR 10,068.

The turnover of cottages remained approximately at the level of 2020. Prices for houses range from EUR 1,000 to EUR 400,000 (a house in Kapáonik had the highest price). The turnover of construction land increased by 40% percent compared to 2020, and the turnover of agricultural land – by 12%.

Apartment in Belgrade as a reliable investment

Investing in new business can be very profitable but unreliable, especially as the world grapples with the economic fallout due to the pandemic. On the other hand, savings in a bank is ideal for those who want to play it safe. They have no risk but little profit because interest rates on term savings are very low nowadays. Is there a safe and profitable way to invest money even in highly unpredictable circumstances? Of course, there is. This is the purchase of an apartment in Belgrade.

The trend of buying apartments in new buildings has not stopped. Moreover, due to the growing interest in this real estate type, the prices for modern apartments in attractive locations are increasing. The Serbian real estate market is stable despite the new economic crisis, and official reports confirm this.

According to the Republic Geodetic Authority of Serbia, the last quarter of 2021 brought 9.6% more sales contracts than in 2020. Therefore, experts are confident that the real estate market will remain stable in the coming period. It means that buying an apartment on the Sava River banks will become a highly profitable investment for the next few decades.

So far, more than 3,000 people have bought an apartment on the Belgrade embankment.

Buy a one-room apartment in Belgrade to get long-term passive income

Investing money in starting a business is risky, as profitability depends on many unpredictable market factors. In addition, keeping savings in banks is becoming less profitable due to low interest rates. Some markets even use negative interest rates to fight deflation as it becomes costlier to hold money.

Under these circumstances, investing in an apartment in Belgrade is the safest decision to generate passive income in the next few decades. The upward trend in prices per square meter and the strong demand for residential and commercial buildings in Belgrade make the purchase a good decision.

When choosing an apartment for investment, location and infrastructure are decisive factors. They allow rent out the purchased property quickly and easily.

The most popular apartment rental types are daily rentals, long-term rentals, and business rentals. The rent amount will depend on the apartment size and the building condition. However, there is a common thing for all apartments in Serbia – they are in great demand among domestic and foreign citizens.

Apartment’s location as a permanent advantage

The Belgrade embankment is a new international destination and a new city center. This is an actual city of the future in a unique location at the junction of the Pannonian Plain and the Balkan Peninsula. It stretches between the old center of Belgrade and New Belgrade. It is only 20 minutes drive from Nikola Tesla airport and 15 minutes walk from the city’s key places.

This new urban space is hidden on the Sava River banks, surrounded by parks, greenery, and excellent infrastructure. It provides its residents and guests with benefits that will always be on top.

Whether you rent out an apartment to a family with children, a young IT professional, or a tourist, they will have everything they need for a perfect long or short stay. The proximity of kindergartens, parks, and playgrounds is crucial for the youngest residents. At the same time, adults will appreciate the proximity of markets, restaurants, cultural sites, and the Gallery shopping center located in the area.

Services designed for the residents of this urban area consider their specific needs. For example, all residential buildings here have underground garages, without which life in a megalopolis is unthinkable.

Buying an apartment in a big city has always been a profitable investment, and recent economic changes have only strengthened this role. What’s more, the pandemic has made home the safest place in the world. Today, having an apartment in Belgrade is profitable and prestigious.
